New Neighborhood : Copper Creek in Jenks NW ELem, Tulsa County Disctrict 2

To whom this may concern, I hope this letter finds you well. I am writing you today as a business woman, wife, mother and concerned local citizen in hopes of seeking some REAL change to the way our city is handling it’s growth and development.

My husband, Chris and I own Key Homes & Designs, a local home building and general contracting company. We build beautiful homes & develop land in order to build homes for families just like ours. I am also a realtor with Chinowth & Cohen.

We recently bought 15 acres of land on 81st and 33rd W. Ave with plans of developing a neighborhood to house people from young families wanting a new home, to the baby boomers in need of one-story homes. We named the development Copper Creek, and because of it’s prime location (Jenks North West Elementary district/ District 2), we have been contacted by many interested families who are wanting to buy a lot and start building their dream home.

Unfortunately, a group of people who are opposed to the development of ANY agricultural land, have hired a lawyer to fight our cause. They look at us as the “big, bad, developer - coming in to kill the animals and take away their quiet area,” (they’ve literally said that) when in reality, we are building homes to house families who both NEED a home in their child’s school district, or want a new home.
And I might note that the lady who has so graciously put herself in charge of the opposition, does not even live in district 2! I hate to name-drop, but I will be more than willing to if asked privately. 😳
I mention “new” home, because aside from the gorgeous Stonebrook neighborhood (which is sold out of vacant
lots), there is not another new development in the Jenks NW school district under construction.

Initially, we had plans of quarter-acre lots, with homes averaging $350,000. When this group of opposers got together, their biggest complaint (at the time) was the lot size and price point of the house.

“Why?” you ask… They wanted AT LEAST half-acre lots, with homes starting at $800,000. Wouldn’t that be great if everyone could afford that? Unfortunately, the market isn’t asking for mansions. The market is demanding homes at a more affordable price-point, which is what we are trying to build.

After several city-planning meetings, we lost our initial battle. We agreed to half-acre lots, and homes at a higher price-point.

NOW, they don’t want ANY neighborhood!

You might be asking yourself how a group of bystanders can have ANY say-so in what we (as private citizens) do with our money & our land- and believe me- we have asked ourselves the same question.

Here is how: They got a few people with voices louder than ours (until now), and have managed to get 60 signatures in opposition of a development because they want to keep “the land around them” quiet.

At this point, (& with the unfortunate chance of sounding harsh) I’m over THEIR wants.
They obviously aren’t the ones needing a new home, and they are not concerned in the least about OUR wants and needs as families with young children, and/or, individuals wanting a new home in this area.
I am writing this letter to ask you to please sign your name & passit along to your friends- in support of our neighborhood, Copper Creek. It will not only bring money to our community, but also new, beautiful homes to the Jenks Northwest district, resulting in a tight-knit and involved community of families (like mine) raising your children and making memories in your dream home.

And before you make your decision, let me lay out a few of the benefits of this neighborhood:

1) Privacy and security: this edition WILL have a privacy gate which not only adds curb appeal, but also an increase in property value.

2) Half acre lots- to allow for both one story and two-story homes.

3) Easy access to HWY 75 and Tulsa Hills Shopping Center.

4) Jenks North West Elementary

5) Price point starting at $450,000.

This next Tuesday, March 15, the city is hosting an in-cog zoning meeting/neighborhood planning meeting to further discuss plans for this area. Due to limited space, this meeting is exclusive to City of Tulsa DISTRICT 2 residents.

Keep in mind that district #2 includes the neighborhoods of Walnut Creek, Southridge Estates, Guierwoods, Southern Hills, and Richmond Hills.

I am begging you to rally your friends and show up. We need this as a community! We need positive growth!

My husband and I appreciate SOOOO much the individuals who have already spent their time in support of this neighborhood. Your efforts are not in vain. We will fight this, and we will win!

Your soon to be neighbor,

Caitlin Simmons Key
