We the undersigned request that the Eagle County Planning Office, the Planning Commission and the Eagle County Board of County Commissioners decline to remove the protective plat notes from Tract T of the Remonov Center, keep the zoning Commercial General (Pedestrian, bicycle, and vehicular access, drainage structures, landscaping, utilities, trails, recreation facilities and open space) and to decline to approve the proposed Mountain Hive project for the following reasons:
- This is at least the fourth time that Remonov has tried to remove the plat notes on Tracts J, K and T. Every time there has been overwhelming opposition from the community.
- This proposal is contradictory to numerous aspects of the Edwards Master Plan document.
- The proposed rents would not be affordable to the vast majority of the local workers. Units range in size from 180 sq. ft. (rent $1,750 a month) to 300 sq. ft (rent $2,150 a month). There is second-occupant fee of $650 a month. The rent for double-occupancy units is $2,400 to $2,800.
- 30% of the units (79) could be short term rented under the current proposal, or rented to out of town visitors who want to rent a place monthly.
- Changing the height limitation from 35' to 75' is unacceptable and out of character with the surrounding area. The building is too massive and they are asking for nearly a 50% reduction is required parking.
- The Remonov Company voluntarily gave up development rights to this property over 30-years ago and has been handsomely compensated by paying virtually no taxes while using portions of the site for parking and access to Edwards Corner and Edwards Commercial Park.
- This property provides a needed buffer between the busy commercial traffic and surrounding homes.
- The Future Land Use Map was revised to show this parcel from commercial use to open space/recreation at the recommendation of the Community Advisory Committee members who participated in the revision of the plan in 2016. This change was ratified by the Planning Office, the Planning Commission and the County Commissioners.
Please respect the wishes of the community and follow the existing Edwards plan and simply decline to remove the plat notes, keep the zoning Commercial General (Pedestrian, bicycle, and vehicular access, drainage structures, landscaping, utilities, trails, recreation facilities and open space), and decline this project.
