Replacing three existing buildings with a single building larger than a football field at the busiest intersection in the Town of Vienna is inconsistent with the small-town Intent of the Comprehensive Plan, the Maple Avenue Vision, and the MAC Zoning Regulations. It's design is fraught with unresolved problems involving traffic congestion on Maple and Nutley; traffic and pedestrian safety on neighborhood streets ; the ability of fire fighters to respond effectively; building height, mass, and density; lack of publicly-accessible and pedestrian-friendly open space; subsurface water depletion issues; unidentified costs to the Town to upgrade its infrastructure; and the design's precedent-setting influence on future development along Maple Avenue moving forward.
Turn down the 444 Maple Ave application and send this poorly conceived design back to the drawing board; put the MAC zoning regulations on hold to allow proper time for review and re-wording to make them consistent with smart growth and MAC's original intent "to ensure that development along the corridor promotes Vienna's small-town character and does not compromise the character of residential neighborhoods."

your signatures and comments on the VCRD petition have made a difference. Two important items are on the agenda for the public hearing with the Planning Commission and Town Council this Monday Sept 17 at 8 PM at Town Hall:
1. Temporary suspension of the (MAC) Zone
2. Recommendations on several proposed text amendments to MAC Zone Regulations

THANK YOU! Over 1000 Vienna Residents have spoken, loud and clear. The citizens who signed the Turn Down 444 Maple Ave petition are from every corner of town and beyond. Results were delivered to the Mayor and Town Council, along with validation methodology explanation and comments from citizens. We all have given the mayor and town council ample reason to send 444 Maple Ave W back to the drawing board. Let's see if we've been heard! Come to the Town Council meeting 8/20/18, 8 pm, Town Hall.
